A Zoning Hearing Board application has been filed for the property located at 1409 Evie Lane. This property is currently a vacant lot, located in the R-1 District. The applicant has an agreement of sale for the property and desires to build a new single-family detached home. The site plan for the home shows a circular driveway that would utilize one existing curb cut and create a new curb cut for ingress/egress, a driveway pad for a three-car garage, and a single-family home. The proposed improvements would add 6,853 square feet of impervious cover which would exceed the maximum 20% impervious cover allowed on the lot (26.2%). The proposed location for the home would encroach into the side yard on one side of the property by 12.1 feet. The applicant is requesting a variance from the impervious cover requirements as well as side yard setback requirements.
